St Agnes comprises a development of private town houses (value circa £1.8million each), private sale apartments and apartments for affordable rent.
The development was constructed by others in 2016, however following occupation and extensive surveys and reports from AMCM, it became apparent that the scheme had several issues and AMCM were employed by L&Q to resolve defects that had arisen through poor design and quality.
The development was completely occupied when AMCM arrived on site. Some residents have been required to move into temporary accommodation whilst the remainder of the development remains occupied throughout the works.
Key to the success of this scheme has been the ability of the AMCM Site Manager to be fully accessible to the residents, with excellent communication throughout. In addition, fulltime Resident Liaison Officers as part of the AMCM team have ensured residents best interests are at the forefront of decision making and progress.
Planning as the works progress has been comprehensive and health and safety to the highest standards as extensive scaffolding has been erected around the site.
- AMCM appointed to investigate a number of on- going defects by completing a detailed technical review of the design intent and a number of intrusive surveys of the as-built structures.
- AMCM Group presented a technical report andschedule of remedial works to the client to ensure the schemes ongoing warranties

Performance Beyond Compliance CCS
Social Value Delivery
Our management team have worked closely with L&Q on regular reporting, due to the dynamic nature of the works transparency in reporting on cost and programme has been key and the client is fully informed always of progress and cost implications.
L&Q has been pleased with the works to date, their Regional Operations Director wrote: “During the time I have worked with AMCM, they have consistently approached projects in a proactive and solutions focussed manner.
Their ‘can do & will do’ attitude and attention to detail is refreshing, whilst remaining user friendly.
The quality of their site/contract management is excellent, particularly at the St Agnes development where a sympathetic and collaborative approach to the residents has been key and subsequently resulted in excellent relationships between all affected parties. Here, the AMCM site manager has clearly put the needs of the resident first. I look forward to future works with AMCM.”
The project is registered with Considerate Constructors and is currently achieving Performance Beyond Compliance. As part of our Social Value delivery we have integrated within the community and are continuously supporting local projects such as the Kennington Youth Project (which is adjacent to the site) in various ways and other areas of the local community including donating pallets and bricks to local allotments.
